A lead risk assessment is a more comprehensive evaluation. In addition to assessing the condition of painted surfaces, a risk assessment also involves testing of paint, dust, and soil to identify lead hazards and determine the level of risk they pose to occupants.
A risk assessor — who must hold a specific certification beyond that of a basic lead inspector — evaluates all potential sources of lead exposure in and around the property and produces a detailed report with findings and recommendations for hazard control.
